What are channel price adjustments?

Channel price adjustments let you set a percentage for each channel that raises the nightly price Host Tools sends there, so that after the channel takes its fee you still keep the price you set in Host Tools. You set one percentage per channel, and it applies to every one of your listings.

A positive percentage grosses the price up to cover a channel's fee. A negative percentage lowers the price for that channel instead — useful for a channel like your direct booking site, where you'd rather pass on a discount.

How the price is calculated

Host Tools divides your price by 1 − (your percentage ÷ 100) to work out what to send:

💡 Example: with a 15.5% adjustment for Airbnb, a $100 night is sent as $100 ÷ (1 − 0.155) = $118.34. After Airbnb deducts its 15.5% fee, you keep $100.00 — the price you set.

The percentage can be anything greater than −100 and less than 100. A blank field or 0 means no adjustment for that channel.

Setting a channel price adjustment

  1. Go to Settings > Channels.

  2. Find the Channel Price Adjustments section. You'll see a percentage field for each channel you've connected, plus your direct booking site.

  3. Enter a percentage for any channel you want to adjust. Leave the others blank.

  4. Click Save.

Saving recalculates and resyncs prices for all of your listings, so the new amounts reach each channel automatically.

Where the adjustment applies

A channel price adjustment affects only the price sent to that channel. It's applied on top of your pricing rules and overrides, just before your listing's minimum price is enforced — so your minimum price still acts as a floor and a grossed-up price never dips below it.

When you open a day on your pricing calendar, the adjustment shows as its own line in that day's price breakdown for the channel, right before the minimum-price line, so you can see exactly how the sent price was reached.

Each listing also shows its current channel price adjustments as a read-only summary under Pricing & Restrictions, with a link back to Channel Settings to change them.

Frequently asked questions

Does the adjustment apply per listing?

No. You set one percentage per channel, and it applies to every listing you have. The per-listing view is read-only.

Will this push my price below my minimum?

No. Your minimum price is applied after the adjustment, so it always wins as a floor.

Can I use it to discount a channel instead of marking it up?

Yes. Enter a negative percentage — for example, on your direct booking site — to lower the price sent to that channel.
