How do I use Host Tools for messaging only?

How to enable messaging-only mode so Host Tools automates guest communication without pushing prices or syncing availability.

Keep full control of your pricing and availability on Airbnb, VRBO, and Booking.com while still using Host Tools to automate guest communication. When you enable only the Messaging toggle, Host Tools will reply to guests, send scheduled messages, and trigger automations — without touching your calendar, prices, or availability.

Enabling messaging-only for a listing

  1. Go to Listings in the main navigation and select the listing you want to configure.

  2. Click the Settings tab.

  3. Under Listing Status, turn on the Messaging toggle and leave Sync Pricing & Restrictions and Sync Availability turned off.

  4. The first time you enable Messaging, a confirmation dialog will appear naming the connected channel. Click Turn on sync to confirm.

  5. Click Save.

💡 Note: Turning on Sync Pricing & Restrictions or Sync Availability will automatically enable Messaging as well. Turning Messaging off will pause all three — pricing and availability sync cannot run without it.

What Host Tools will and will not do in messaging-only mode

With only Messaging enabled, Host Tools will:

  • Send automated and AI-generated messages to guests.

  • Generate smart lock access codes and include them in messages (if smart locks are connected).

Host Tools will not:

⚠️ Important: Airbnb stops sharing guest phone numbers with third-party software when the listing is in messaging-only mode. If you rely on phone numbers for guest communication outside Host Tools, keep this in mind before switching.

Booking.com listings

Booking.com syncs messaging, pricing, and availability together — it cannot sync partially. Turning on any of the three toggles for a Booking.com listing will sync all three simultaneously.
