Manage your Airbnb listing settings directly from Host Tools — fees, non-refundable discounts, your Instant Book preferences, guest controls, promotions, and whether your listing is live on Airbnb. You can also monitor your listing quality and apply Airbnb opportunities from the Quality Dashboard.

Accessing your Airbnb settings

Host Tools is a partner with Airbnb, which means that we have a seamless connection to your Airbnb accounts. You can easily adjust all of your Airbnb settings on Host Tools if you choose a full connection by enabling pricing and availability.

Click on your profile picture in the upper right-hand corner and choose Settings from the drop-down menu.
From the "Listings" page, click on the 3 dots next to the listing you want to adjust settings for and then choose Airbnb Settings.

This will open up a pop-up where you can customize all of your Airbnb settings.

From this page, you can manage fees, promotions, and other Airbnb-specific settings. This will now be adjusted on Airbnb.

Listing or unlisting on Airbnb

When your listing has pricing and availability enabled, you can list or unlist it on Airbnb without leaving Host Tools. At the top of the Airbnb settings, use the Listed on Airbnb toggle. When a listing is unlisted it no longer appears in Airbnb search results and can't be booked, while your existing reservations stay exactly as they are. Turn the toggle back on to relist it — you'll be asked to confirm before the change takes effect.

Check-in and check-out times

When you edit a listing's check-in and check-out times and save, those times now sync to Airbnb. Airbnb accepts a check-in start time between 8:00 AM and 11:00 PM, so the available options stay within that range for Airbnb-connected listings.

Instant Book settings

Decide who can book instantly and what they see first:

Who can Instant Book — allow everyone, or limit Instant Book to guests with a good track record on Airbnb.
Instant Book welcome message — write a short message (up to 400 characters) that guests read and acknowledge before they confirm an Instant Book.

Turning Instant Book itself on or off is done on Airbnb. If Instant Book is off on Airbnb, it stays off.

Guest controls

Set the rules guests agree to when they book. Under Guest controls you can allow or disallow:

Children (ages 2–12)
Infants (under 2)
Pets
Smoking
Events

When pets are allowed you can set how many are permitted (1–5). When children or infants aren't suitable, you can add a short note for guests explaining why. If a pet fee is set, remove it before disallowing pets.

Airbnb promotions

Enroll your listing in Airbnb's own promotions right from the settings. The Promotions section has two on/off toggles:

Top-Rated Guest Discount — give a 15% discount to highly rated guests (rated 4.8 stars or higher with at least three reviews).
Mobile-Only Discount — give a 10% discount to guests who book on the Airbnb mobile app.

Airbnb sets both discount rates, so you simply switch each promotion on or off — there's no percentage to enter. The toggles always reflect what's currently active on Airbnb, including changes you make in the Airbnb app.
