Why am I seeing a Booking.com sub-rate warning?

What the Booking.com non-conforming sub-rate warning means, what Clear rates removes, and what it never touches.

A Booking.com property can carry more than one rate plan. Alongside the Standard Rate, there are sub-rates — derived rate plans that are meant to follow the standard rate's prices, availability, and stay rules, and differ only in the one thing they exist for, such as a discount for longer stays.

Host Tools syncs your prices and availability to the standard rate. When a sub-rate stops following it, that sub-rate can sell dates you have blocked, at prices you did not set, or without your minimum-stay rules. Host Tools warns you when it finds one, and offers to remove the ones it is safe to remove.

What the warning is telling you

The warning names the rate plan causing the problem, counts any others, and says which part of the standard rate it has stopped following:

  • Availability — the sub-rate does not follow the availability of the standard rate. A date you have blocked in Host Tools can still be sold on that rate plan, which is how a double booking happens.

  • Minimum stay and check-in rules — the sub-rate does not inherit your minimum stay or your closed-to-arrival and closed-to-departure rules, so a guest can book a stay on it that the standard rate would have refused.

  • Prices — the sub-rate does not follow the prices of the standard rate, so the nightly rates guests see on it are not the ones you set.

Only one of the three is reported at a time, and the warning applies to the single listing named in it. Your other listings and your other channels are unaffected.

Clearing the rates Host Tools can clear

  1. On the warning, click Clear rates.

  2. Host Tools checks the listing's rate plans on Booking.com and lists the ones it can remove, with the reason each one was flagged.

  3. Read the list. Anything shown here is a rate plan that neither you nor Host Tools manages, and that is no longer following your standard rate.

  4. Click Delete to remove them, or Cancel to leave everything as it is.

⚠️ Deleting removes those rate plans from Booking.com permanently. There is no undo, on either side.

What is never in that list

Two kinds of rate plan are always left alone:

  • Host Tools' own discount rates — the weekly, monthly and non-refundable rates created from your listing's discount settings. If one of these stops following the standard rate you will still see the warning, because the risk is real, but Host Tools relinks it on the next price sync rather than offering to delete your discount.

  • Rate plans you manage yourself — anything you created in the Booking.com extranet, and Booking.com's own programmes such as Genius, Early Booker and Mobile rates. Host Tools has no write access to these, so it will never offer to delete them.

When there is nothing to clear

If you open Clear rates and the dialog says there is nothing here to clear, the rate plan causing the warning is one only you can change. Host Tools can see that it has stopped following your standard rate, but it cannot edit it.

You have two options:

  • Fix it in the Booking.com extranet — change the rate plan so it follows the standard rate's availability, restrictions and prices, or remove it.   • Dismiss the warning if you are happy with how that rate plan is set up. Dismissing keeps it dismissed — it comes back only if a different problem appears on the listing.

Will clearing rates delete my weekly or monthly discount?

No. Those rate plans are Host Tools' own and are never offered for deletion, even if one of them has drifted out of line. Your discounts stay exactly as you set them under Settings > Listings.

What happens on Booking.com when I clear a discount in Host Tools?

Setting a weekly, monthly or non-refundable discount to 0 — or clearing the field — removes the matching rate plan from Booking.com on the next price sync, so a discount you have switched off does not keep selling there.

Can guests still book while the warning is showing?

Yes. Booking.com keeps selling whatever its calendar currently holds, which is why the warning is worth resolving rather than leaving. Until the sub-rate follows your standard rate again, what it offers guests and what you have set in Host Tools can disagree.

Why does the warning name a different rate plan than last time?

The warning names one rate plan and counts the rest, and which one it names can change between syncs when a listing has several. It is the same warning about the same listing.
